Let the hunt begin.

Buying a house will be an exciting, challenging, and ultimately rewarding experience that I would like to help you with every step of the way. Throughout the process you will find me a hard-working and proactive partner. My goal is to guide you through this process with diligence, grace and good humor. I’d like to start helping you right away with this guide to what you can expect as we start this journey together.

Money.

You need to prove you have access to it through a mortgage preapproval and/or proof of funds in the rare case you have the means to pay with cash. In that case, yay you! Let’s be best friends. Seriously, the difference between an excepted and rejected offer can come down to who your lender is and I can provide you with a long list of trusted, respected and diligent lenders to help you get your financing in order. When we find a house you’d like to put an offer on it can’t be done without that pre approval and in a fast-moving market we need a responsive, nimble lender who moves with it so we can be ready to strike.

Your needs.

Are you interested in a Mac Mansion or a fixer bungalow? I want to take the time here to really find out what you needs and desires are so I can focus on a custom search that is perfectly tailored to you without missing anything. Since we already figured out the money part we at least have a starting point. As we look at homes and you start thinking twice about buying that fixer or just really want something with an 8th bedroom we will adjust our strategy!

The hunt is on.

Let’s face it, by this time you have probably been scouring every real estate site for months. You’ve been hunting! I’m going to super power that search with my direct access to the MLS from which I’ll send you interactive links to every property that meets your parameters and sometimes ones that I just think are cool! This is an interactive process so the more you share which properties you like and dislike the better. When you identify properties you’d like to see I have the keys to the city so we can arrange to view them at your convenience.

We found one!

Now is when I really flex my realtor muscles and write you the best possible offer. There are a vast amount of considerations that need to be understood when writing an offer and I take a proactive approach to them. There is no one-size-fits-all methodology to writing offers and understanding our position, leverage, competition etc. is essential to success. We may not win them all but I will make sure that we always put our best foot forward while keeping you protected and comfortable. When we send the offer we will also include your preapproval letter, proof of funds, and in some cases, a personal letter to the sellers.

Your offer has been accepted! Now what? Escrow.

My real job starts here and my proactivity will ensure escrow will be as smooth as possible. This proactivity centers on coordinating with sellers, escrow officers, title companies, inspectors, and appraisers. It’s a balancing act that requires diligence to close on time and without any major hiccups. I will prepare you for everything that you need to understand about the escrow process in person … this pamphlet just won’t do it justice! The short of it is that escrow is typically a 30 day period in which we will inspect, finance and ultimately transfer title or ownership of the house.

Happily ever after.

Closing week is finally here! Hurray! Now it’s time to sign all of the loan paperwork and on recording day the title will pass from the seller to you or a mortgage lien is given to secure the debt. In any case you will walk away with the keys to your new home! Congratulations!
My service to you doesn’t end when all of the T’s are crossed and I’s are dotted. Post sale you may still have questions or need help finding good tradesmen etc. and I will always be there to help anytime you need it. My goal is not just to get you thru this transaction and the period afterward but to be your go to person for any real estate related needs for as long as you find me helpful!
